Mall Tycoon 2 is a simulation tycoon computer game, released in 2003. It is the sequel to Mall Tycoon, which allows the gamer to construct, expand and thereafter manage a shopping mall. It describes itself as the "Ultimate Mall Experience".

The Mall is visited by many types of customers, from children to seniors. There are also criminals, which should be caught by the mall's security guards and certain visits by dogs which indicate a low level of hygiene and security.
Staff can be hired to perform these duties, but some of their job specifications require research (which costs money) before they can be employed.

The game provides a wide variety of stores. They include electronics, clothing, food, entertainment, sports and services. Many of the more advanced stores need to be researched before they can be constructed.
You can build a mall atrium, and arrange events to occur monthly to promote your mall. Such promotions include car shows, a mall oasis and a circus. You can also build restaurants, movie theatres, bowling alleys and arcades to attract customers. As with regards the staff research, these new additions must be researched as well.

Floors may be changed very easily and can be customised. Wood is the most common, with other types including a puzzle floor for the kids' area, and tiles for the food court.
Adding additional floors to the mall costs a lot of money but is necessary as and when the vacant areas have been exhausted and expanded thoroughly.

The game includes many scenarios with defined goals, such as doubling your money in 100 years.

The Deluxe version of Mall Tycoon 2 adds certain scenarios, more customer types and other new features.
